As an Owner, you will find us to be experienced and professional as well as thorough and meticulous. We advise you on the critical elements needed to prepare yourself to be a successful landlord. We attract responsible renters who take good care of your home. We have systems and processes to protect your investment and keep it occupied.

LIKE OUR COMPETITION WE:

  1. Help you prepare the home for renting
  2. Advertise, market and show the house
  3. Screen all adult occupants
  4. Negotiate, execute and enforce leases
  5. Coordinate for necessary maintenance/repairs
  6. Provide monthly and annual statements

SETTING US APART FROM OUR COMPETITION, WE ALSO:
  1. Contact all neighboring properties to engage them in keeping an eye on the home and connecting new tenants with the neighborhood
  2. Photograph the exterior of each property monthly to ensure curb appeal is maintained
  3. Send a maintenance man into the home quarterly to do preventive maintenance checks and ensure the tenants are maintaining the interior
  4. Require all tenants to carry renters insurance w/ liability to protect their possessions and ensure tenant caused damage is covered

OUR PREFERRED PROPERTY PROFILE:
  1. Within a 30 minute commute of Ft. Lewis & McChord Air Force Base.
  2. Single Family Home, Townhouse, Duplex or Triplex
  3. Less than 15 years old.

OUR FEES:
  1. To place or replace a tenant - 50% of one full month's rent
  2. Monthly management - 11% of rent collected.
